Welcome to R40 ownership you look to have found a decent car from the MOT I have looked at, well worth looking after.
One of the nicer blues in ours cars, first check the plenums link below, the boot leak could be the rear lights, the gasket as a gap in them which can be replaced or repaired, there maybe a few little mods you need to do if they have not been done already.
Bonnet mod, A/C pipe hose rubbing may need tying back, PCV checked and changed, where about in the west midlands are you, check out our meets we have six times a year link below.

Also check the front cooling fan is working by doing a demist test, then check the engine temp on the OBD or you could always drop me a PM and as I say if not to far drive over and I can go over the car with you.
