Default anyone a landlord of a residential property

If you are a landlord of a residential property have you any idea on the position of having or not having a gas boiler serviced during covid 19 lockdown?

https://www.gov.uk/government/news/c...on-for-renters

I own a rental property that is managed by letting agents, they have informed me that the only essential maintenace they would carry out was boiler repairs, so I imagine that would include servicing, and possibly gas safety certificate checks.

Thank you for the replies.
I've just seen this
https://www.gassaferegister.co.uk/help-and-advice/covid-19-advice-and-guidance/ If tenant refuses entry to boiler man and it can be proved boiler man tried to gain entry then landlord in the clear.

Do you have to charge rent to be viewed as a "LandLord" ?

What if you let someone live in your house for free?

If they live with you in your house (and not in another house you own) then they are a lodger not a tenant and have a right of occupancy rather than right of tenancy which reduces your obligation.

Now that's a whole other issue! In this situation the homeowner(s) waives all rights to privacy and privilege, all the while remaining solely liable for maintenance and the provision of essential utilities and services.
