Default House build..

This is just a dream really, but are there any companies that will build you a house for a fixed price if you own the land with the required planning permision?
I have been watching too much grand designs.. I have had enough of living in a town.

Hi, In a previous life I was the Chief Quantity Surveyor for Bellway Homes.

Once you have completed the foundation then it's fairly simple for a company to give you a fixed price for the superstructure.

It's in the ground where the money can go.
They will have some idea of the likely foundation design and can give you a "standard" cost but once you put a shovel in the ground that can go straight out of the window.

So make sure you ask for an extra over price for every say 150mm extra depth you might need to get the foundation done. e.g they quote you for 1m deep and it has to go to 1.45m deep then you will have an unseen extra of 450mm to pay for. At least with an eo price you can have try to calculate a contingency fund for your foundation.

Also DON'T keep changing the specification! Oh lets have this type of window instead or kitchen or whatever.

Pick the spec get the price and stick to it. Your builder will lay extras on nice and thick if you give him the chance.

Don't forget your fees/service connection charges/ drain connection to main sewers/ legals/ etc

I had basic checklist somewhere.

Get yourself a copy of Build It magazine from WH Smiths. You will find a range of contacts, plus they run self build shows around the country which I would also highly reccommend.

Potton are pretty good as a starting point - http://www.potton.co.uk/

How much is the norm to build a decent sized 2 bed detached house.. Not including planning permision or land.

How about a wooden house? They seem to be the way to go if you want a fixed price and completion date. I would love one personally..
