A lot of the time clerks do the paperwork unless you ask the right questions in writing things can be missed.

Very true in the case of these “conveyer belt” firms that don’t really have true legal “bods” overseeing things. Sadly people use these because they are cheap.

Same goes with a survey. “Are you happy with a lenders report? - cost is Ł150” buyers get asked. Compared to a full survey at three or four times as much, those that have their heart set on a property often think “well, we are going to buy it anyway - so what’s the point?”.

If it were me buying a house with a septic tank I would have at least googled “Septic Tank problems” - “what to check when buying house with septic tank” etc etc - as well as getting a full survey done and then reading that survey and understand what it says and it’s limitations.
